Hello, We had a sterns and foster in our rental that was so comfortable but it ran so hot we had to get another bed. We then purchased a Beautyrest which was great at first and within a year, it has indentions and so uncomfortable we had complaints… so we are back at the drawing board. We are now thinking about getting a standard coil medium or firm base flippable mattress (maybe something like OFM’ ortho medium) and then just buying toppers to trade out when needed. Is this a good choice for a rental?
If you liked the S&F feel, look into @DLX Premier Hybrid, @WinndomMattress Dogwood, and @Glacier Summit or Apex. They are going to have similar feels. Unfortunately, we hear the same concerns often with the Beautyrest line of mattresses. Perhaps it is only the folks who do not fair well with them or maybe it is an issue with the brand. Either way, a common theme.
On the flippable side, the @DLX classic hybrid has that old world construction with a flippable design. @EngineeredSleep offers some mattresses with legacy design with durability and longevity.
Original Mattress Factory makes so legacy construction designs in their Oasis Line.
For a rental, you are likely to want to keep it as simple as possible. If you start getting into mattress with multi layer high profile of foams like a typical BeautyRest Black series, particularly with the density of foams they may be destined to sag and get indentations.

I got Glacier Apex because of Maverick and i like it. I also like the price, you can often find a % discount on their site and i think there’s a coupon here on mattress underground.
It feels solid and soft at the same time.
And i want to add in a recommendation for the Nest and Wild hybrid. A queen size is less than 1k with their 10% discount and a king is about 1200 after taxes. They have a layer of latex/memory foam hybrid on the top that is open cell and air flows straight through it. The foams are made extra dense and then pre stressed to ensure no sagging, and he has a 15 year warranty. It’s not talked about much here but i think it deserves some love.
I actually use the same foam he uses on their mattress, on my DIY bed.

Hello Maverick - Thanks so much for your response. For an upscale rental do you think the @DLX premier Hybrid would give the feel like a 4 Seasons bed? We want a luxurious feel that isn’t too bouncy or too soft… but the ability to replace the foam (or a topper) without having to buy another bed. It looks like the DLX hybrid has a zipper that we can replace the foam and just wondering if that option is basically the same as buying their flippable classic and just buying new toppers every year or two.

So, everyone has a different definition of “luxurious,” and I’m not sure I would personally describe the DLX as luxurious in that traditional plush hotel sense. What I would call it is a high-quality, thoughtfully designed and constructed mattress that delivers more of that S&F-type feel, or in the firm version, something closer to an Aireloom firm. It’s extremely comfortable to sleep on, just not overly soft or pillowy.
Case in point, when my mother-in-law’s BeautyRest “luxury” mattress developed a sinkhole after just 14 months, and honestly probably sooner since she couldn’t figure out why her hips were hurting, I didn’t even bother wasting time on a warranty claim. I ordered her a DLX Premier Hybrid in a split internal comfort queen, firm/medium combo. She ended up preferring the firm side, and for nearly two years she slept more comfortably and pain-free than she had in a long time, right up until she passed.
What really stood out to me was that after all that time, the mattress and comfort layers showed no signs of wear at all. That’s pretty remarkable.
I do think the mattress will be very comfortable for most people. If you’re trying to push it more toward that “luxury” feel, adding something like a 3" 100% wool topper can absolutely get you there. That said, the mattress doesn’t need it. Personally, I’m a big believer in toppers, not as an afterthought but as part of a complete sleep system. They’re great for maintaining firmness, slightly softening a too-firm mattress, and extending overall lifespan.
And yes, you’re exactly right about the zipper design. If the comfort layer ever needs adjusting or replacing, you just unzip, swap it out, and it’s essentially like having a new mattress again. That’s a real advantage.
The flippable Classic is a different animal. I actually bought one for my daughter’s place in Florida for when we visit. I got the medium so it would accommodate more guest’s taste. If I were buying it just for me, I would get the firm. It has more of that pre-Y2K, traditional mattress feel. Comfortable, available in 3 firmness levels, but with that slightly springy, classic innerspring character.
If your goal is to create more of a high-end hotel feel, I’d lean toward the Premier Hybrid. I’d even say it’s likely better than what you’ll find in most hotels. I’ve stayed at places like the Ritz-Carlton in New York, the Opal Grand in Delray, and the Andaz in San Diego, and none of those mattresses come close to the Premier Hybrid, in my opinion.
There are definitely other good options out there depending on budget and goals. The Brooklyn Bedding ThermoBalance Elite with a zippered cover and the Helix Elite series, like Twilight or Midnight in firm to medium-firm, are both solid alternatives worth considering.
There are also natural mattress options that can hit the mark, but latex can be a bit hit or miss. It’s incredibly durable, but not everyone loves that buoyant, floating, push-back feel.
Honestly, for me, what really sets a hotel or rental apart isn’t just the mattress, it’s the pillow. That’s where something like a latex pillow, a Helix ComfortAdjust Cooling Pillow, or anything with a bit of structure and a medium to medium-firm feel really makes a difference. Most hotel pillows are terrible, too squishy, and even when they use feather/down pillows, they tend to be quite weak. A bad pillow will ruin someone’s sleep faster, and more memorably, than the mattress will.
